In order to assure a quick response following a catastrophic event, whether it is a busted pipe or a major hurricane, commercial property owners should be prepared by having a select team of professionals and contractors with pre-arranged agreements already in place to help facilitate a quick response. There are many things to consider in the aftermath of a disaster such as a major hurricane and the sense of urgency can be overwhelming. One of the very first things to consider as a property owner is: "who to call first?" Along with the insurance company, utility company, phone company, and other critical systems that support the business, property owners must also determine who they will call to get a comprehensive damage assessment regarding their facilities. Before the building can be reopened and occupied, the facility must first be deemed safe to enter and be properly inspected for any problematic conditions which result from the storm event. Emergency mobilization Emergency mobilization of personnel to make a full assessment of the damage and begin to prioritize the sequence of events which must take place in order to secure the property. Safety The first rule in any disaster recovery process is safety first. Protect the property owners and guests and all staff members from any and all risks. Documenting the damage for insurance purposes The second rule to follow after a major disaster is to document, document and then document the damage. Documenting and photographing damage to the property is one of the best ways to strengthen the case for insurance reimbursement coverage and limiting your liabilities. As important as cleanup and recovery are, documenting any and all damage prior to the cleanup is vitally important and is one of the primary roles of the disaster recovery team. Temporary weather barriers Securing your building envelope by creating temporary walls, window enclosures and temporary roofing will reduce further damage to the interior. Water damage & removal Selective demolition to remove wet and damaged material that cannot be salvaged. Drying and dehumidification Drying of the structure to mitigate further building damages will reduce the owner's liability and exposure by protecting staff and guests from engineering or environmental related conditions. Mold and asbestos remediation Environmental and engineering issues are resolved initially in a cost effective manner thus eliminating the need to address potential problems and possible negative publicity later in an occupied building. Insurance company negotiations Clearly identify the scope and cost of the repairs and replacement with the insurance carrier(s), all necessary recovery team professionals and the property owner and/or management team. Develop insurance claim and negotiate claim with owner insurance carrier(s), working within the fee structure approved by the insurance carrier Temporary services Basic services needed to begin a recovery effort like temporary power generation, water supply, and bathroom facilities. Debris removal Removal of debris and contaminates in a safe coordinated manner and disposing of them according to local and state laws.
