A typical project completed by Procon & Associates, Inc.
This building was suffering from widespread water intrusion problems which
had lead to deterioration and failure of many of the original construction
systems. The repair scope developed by the team required the repair and/or
replacement of the following construction systems:
- Replacement of all ocean front barrier stucco clad walls.
- Replacement of all ocean front metal stud framing.
- Replacement of all ocean front aluminum slider window units.
- Replacement of all ocean front aluminum sliding glass doors.
- Replacement of all private balcony handrails.
- Replacement of all pre-cast handrails at walkways.
- Structural repairs and waterproofing of concrete floor slabs.
- Replacement of sections of standing metal seam roof.
- Replacement of roof flashing systems at stucco walls.
- Field glazing of fixed bay windows.
- Elastomeric coatings, caulking, painting and deck coating systems.
- Interior replacement of drywall and painting.
- New ceiling texture.
Procon negotiated this contract with the homeowners association
as a "design build" with a "not to exceed" amount. We also self-performed all of the scope of the work with
the exception of the interior repairs and painting. Site
inspections, specifications, drawings, and structural details were
developed by North Carolina registered Engineers, Architects,
and Moisture Migration Consultants. The Project was
completed within budget, with no change orders, and required
approximately four months from site mobilization to completion.
